We organise inventories, check-ins and check-outs on your behalf at the start and end of a tenancy. These are a vital part of the lettings process and we believe that they should always be carried out by independent inventory specialists. They report it meticulously with no disputes. We have worked closely with a number of local inventory clerks over the years and will pass on our savings from these long term relationships to you.

Working floats 

We will agree a ‘float’ – money that we can draw upon without further instruction in case of emergency. With maintenance issues we can arrange for multiple quotes for your decision and convenience. We can arrange work around your budget and to the property's expectations.

Property Inspections 

L·D·B carry out property inspections on a quarterly basis. We will supply landlords of our managed properties with a report to keep them abreast of any issues that may have arisen. Our experience tells us that this is decisive in building good relationships with tenants and often results in longer term tenancies.

Up to date compliance 

We will work with you from the very beginning to make certain that all your legal requirements as a landlord are taken care of. It is of the utmost importance that all properties let by L·D·B meet government regulations for private rental properties, including electrical and gas safety certificates, smoke detectors, carbon monoxide alarms, and up to date EPC's.
